Frequently asked questions
What is VivaRenta?
+
VivaRenta is a monthly rental marketplace for Mexico. It connects renters directly with identity-verified property owners - direct contact, no middlemen, no commissions on either side. Renters browse, contact owners, and move in. Creating a listing is free.
How is VivaRenta different from Facebook groups and Inmuebles24?
+
VivaRenta focuses exclusively on monthly rentals (1 month or more). Unlike Facebook groups, listings are moderated and owners can earn a Verified badge by submitting a government ID and a CFE utility bill confirming the property address - so renters know who they are dealing with. Unlike traditional portals, creating a listing is free and renters contact owners directly.
Is VivaRenta free for renters?
+
Yes. Browsing listings, using the search, and contacting property owners is completely free for renters. There are no booking fees, service fees, or commissions on the renter side.
What areas does VivaRenta cover?
+
VivaRenta is launching Phase 1 in the Puerto Vallarta and Riviera Nayarit region of Jalisco and Nayarit. Expansion across Mexico is planned, with Guadalajara and Mexico City next. Join the Mexico City waitlist on our homepage to be notified.
Are listings on VivaRenta verified?
+
Owners can verify their identity and property address by submitting a government-issued ID and a CFE utility bill. Verified listings display a green Verified badge renters can trust. Unverified listings are still allowed but clearly labeled.
What does AMPI certification mean for a property agency?
+
AMPI (Asociación Mexicana de Profesionales Inmobiliarios) is Mexico's national real estate professional association. An AMPI-certified agent or agency has passed an ethics and competency review and is bound by a professional code of conduct. AMPI-member agencies are identified on the listings they represent as an added layer of trust.
How long are typical leases in Puerto Vallarta?
+
Most long-term leases in Puerto Vallarta run 6 or 12 months, though many owners will agree to 3-month minimums, especially for furnished units. Month-to-month arrangements are less common for unfurnished properties. Always confirm minimum stay with the owner before inquiring.
